Description

Clean commercial carpet and get it back in service the same shift

In hotels, offices and airports, carpet that stays wet for hours is carpet that stays closed to foot traffic, and that is rarely an option. Cap-It-Off is a concentrated encapsulation cleaner for carpet and washable fabric upholstery that works on a low moisture principle, so areas dry fast and reopen quickly. It suits busy sites where the cleaning window is short and the floor has to be walked on again soon after.

The chemistry does the lifting. Diluted with water, Cap-It-Off makes a high foaming solution that you scrub into the pile, where the foam loosens and suspends soil off the fibres. As the carpet dries, that soil sets into a brittle, crystalline residue instead of staying sticky in the pile. A dry vacuum then lifts the crystals straight out, which is why the method needs no rinsing and leaves no wet residue behind.

Cap It Off is safe for use on wool, stain resistant nylons and all washable upholstery fabrics, so one product covers most of the soft surfaces on a commercial site. It also carries anti-resoiling resins that coat the fibres and slow how fast dirt takes hold again, which keeps carpet looking cleaner for longer between services. The concentrate dilutes at 1 in 16, and one litre of made-up solution covers 10 to 20 square metres, so a single pack stretches across a lot of floor.

Reopens the floor the same shift: low moisture cleaning means carpet dries fast, so high-traffic areas go back into service quickly instead of staying closed for hours.

Key Futures:

Vacuums out with no rinse step: soil dries to a brittle crystal and lifts out with a dry vacuum, which cuts the water, the wastewater and the labour a wet extraction needs.

One pack covers a lot of floor: the 5Lt concentrate dilutes at 1 in 16 and one litre of solution covers 10 to 20 square metres, so a single bottle stretches across large commercial areas.

Stays cleaner between services: anti-resoiling resins coat the fibres and slow how fast dirt takes hold again, so carpet holds its appearance longer between deep cleans.

Covers most soft surfaces on site: safe for use on wool, stain resistant nylons and all washable upholstery fabrics, so one product handles carpet and fabric upholstery together.

Usage Guidelines

Dilution: Mix at 1 in 16. That is 1 cup (250ml) of Cap-It-Off to 4L of water.

Coverage: Apply lightly so one litre of solution covers 10 to 20 square metres. Do not over-wet the carpet.

1. Vacuum the carpet first to lift loose dust and dirt.
2. Make up the solution at 1 in 16, then pre-test on an inconspicuous area to check the colours will not run.
3. Add the solution to a pump-up sprayer or the tank of a shampoo machine.
4. Apply lightly and scrub in with a slow-speed rotary machine fitted with a nylon brush, bonnet or white pad. The scrubbing action produces a light foam.
5. Let the surface dry fully, then dry vacuum to remove the encapsulated soils. Re-open the area to traffic.
Do not mix: Do not add any other chemical, such as a deodoriser, to Cap-It-Off. It spoils the encapsulation process.

FAQ

Q. Is encapsulation as good as a hot water extraction clean?

A. For routine maintenance in high-traffic commercial carpet, yes, and it dries far faster. Encapsulation is an interim method that keeps carpet looking clean between deep cleans, not a replacement for a full extraction on heavily soiled or stained carpet. Many sites run encapsulation regularly and book a periodic hot water extraction for a deeper flush.

Q. Do I need a machine or can I just spray it on?

A. You need agitation, so spraying alone will not clean the carpet. Apply the diluted solution with a pump-up sprayer, then scrub it in with a slow-speed rotary machine fitted with a nylon brush, bonnet or white pad. The scrubbing is what lifts soil off the fibres so it can set into removable crystals.

Q. Will it leave crystals or residue behind in the carpet?

A. Not if you dilute correctly and vacuum properly. The soil dries to a brittle residue by design, so it lets go of the fibres, and a thorough dry vacuum once the carpet is fully dry lifts it out. Mixing it stronger than 1 in 16 or skipping the final vacuum is what leaves grit behind.

Q. Does the carpet need rinsing afterwards?

A. No. Once the carpet is dry you vacuum up the encapsulated soil and the job is done. Skipping the rinse is the point of the method: it uses less water and gets the floor back into service sooner.

Q. How long before we can walk on the carpet again?

A. Drying is fast because it is a low moisture method, so applied lightly the carpet is usually ready for a final vacuum and foot traffic within a short window. Airflow across the area speeds it up. Do not over-wet, as heavier application slows drying.

Q. Can I use it on wool carpet and on upholstery?

A. Yes. Cap-It-Off is safe for use on wool, stain resistant nylons and all washable upholstery fabrics. Pre-test on an inconspicuous area first to check the colours will not run before you treat the whole surface.
